With the demand for homes in bangalore rising everyday more and more unscrupulous people in the name of providing houses give out eye catching ads in the newspaper to fool the gullible public.I am one of the victims of this after having brought a flat from DS Max.The assurances and promises they give whilr bookong a flat never materialises once the reg is done.I wiould like to bring this to the notice of the public do be very carefull while buying real estate in bangalore and not go by their ads and sweet talk. It is unfortunate that the victims don't report to the police about these fraudsters.It is also most unfortunate that they are not approaching consumer courts.

Dear Sir,
Please exercise utmost caution. Check for the total legal opinion, verification of documents, verification and measurement of the property and most important, is the compliance report. Multistory housing blocks require to obtain NOC from Fire and emergency services, BWSSB(regarding water supply and discharge of sewage)Power supply from BESCOM, Sewage treatment plant and CFE from KSPCB etc. It is also recommended to check for the CC and OC. To a certain extent, the buyer can rely on these approvals. They are needed for the safety of the buyers, but none of the buyers ever bother about it. When buying a Rs40 lakhs property, it is wise to check/examine all the necessary areas of scrutiny with professional assistance.
All the permissions/licenses and clearances are laced with lots of very important conditions, if not complied or violated, the license automatically gets cancelled. For example, the building plan clearly states that the builder must obtain CC and OC. But the eager buyers, are trigger happy to buy it, once the bank sanctions loan. Sanction of bank loan will not regularise or confer any titles or katha to the buyer. A thorough examination of all these factors, might put the buyers at ease and comfort in the long run.
